If I am already working with a builder, can they build in this community?
Yes, subject to approval.

What is the time required to build?
Building must begin 24 months after closing. *Builder specs follow different criteria.

What are the Home Owner Association dues?
$3,500 except for Lots 11, 12, 27, & 28, which will have an additional $500 premium for pond maintenance.

Do all lots have access to the ponds?
No, only Lots 11, 12, 27, & 28.

What are the setbacks?
Varies on each lot, please view the final recorded plat. There is a 50 ft. buffer on each lot for tree preservation.

What are the property fencing options?
Iron fencing only except for Lots 21-24 at rear property line and Lot 25 at North side which will be 6 ft. tall, board on board cedar.

Are you allowed to add cedar inserts to the iron fence?
No, as this would interfere with the natural wildlife.

Do any of the lots have a well?
Yes, Lots 2 & 23

Why are there two water meters for each lot?
One is for the home/pool and the other is for irrigation so you save on sewage/waste management fees.

Do any lots back up to the Corps of Engineer property?
Yes, Lot 17

Who are the developers?
A. NorthStar Land Development with Tom LaHoda & Damian Gomez, whom have owned property since 2008.

Does this community have the new required community mailbox?
No, each home will have their own mailbox.

Is there a final plat?
Yes.

Is there a tree survey?
Yes, available upon request.

What are the lots sizes?
Lots range in size from 1.0 acres to 1.45 acres.

Are horses allowed?
No, but they can be boarded next to the neighborhood at Showtime Farms located at 4500 N White Chapel Blvd., 817- 430-1300, based on availability and acceptance.

Can you purchase and combine more than one lot?
Yes.

Can I use a TREC Unimproved Contract?
No, a developer’s contract will be used.

How much do you require for earnest money?
$30,000 per lot made payable to Saddleback Acres, L.P.

Who is responsible for the title policy expense?
The seller is responsible, unless the buyer wants to select their own title company, at which time, the expense is the buyer’s.
